Preamble

A foremost investment conglomerate company in Nigeria, with vast real estate assets across the country, is seeking Real Estate Developers, with proven track record of Property development to partner in the redevelopment and refurbishment of eight (8) of her prime properties located in Ikeja, Lagos State, and Ibadan, Oyo State.

Interested developers are hereby invited to submit expression of interest (EOI) including required documents in a sealed envelope marked with relevant title (as detailed below).

Scope of Work
Property 1 - Dugbe Property Refurbishment:
  • Current Use: Commercial/Offices
  • Location: Dugbe, Ibadan, Oyo State
  • The property is a 12-storey office complex in the Ibadan Central Business District (CBD) sitting on approximately 2,400sqm area of land. The building has a total of 4500sqm of lettable space and an internal parking space to accommodate about 20 cars.
  • The building is opposite the Central Bank of Nigeria, and adjacent to the Radio Nigeria Building. It is 100m distance to the historic and iconic Cocoa House Building.
  • The redevelopment seeks to refurbish the building for office/mix uses for short/long leases.
Property 2 - lyaganku Property Redevelopment:
  • Current Use: Residential
  • Location: Iyaganku GRA, Ibadan, Oyo State
  • The second property redevelopment is of two (2) neighboring properties with a combined properties size of 11,000sqmin the residential community of lyaganku GRA, Ibadan.
  • The subject properties are in a strategic area, with easy access to basic amenities, schools, churches, banks, government parastatals (such as the Police head office, land registry, etc.), sport facilities, and lots of recreational spots.
  • The redevelopment seeks to create a modern residential estate for long-lease and sales.
Property 3 - Onireke Property Redevelopment:
  • Current Use: Residential
  • Location: Onireke GRA, Ibadan, Oyo State
  • The third property redevelopment with a land size of about6,000sqm is in the residential neighborhood of Onireke GRA, Ibadan, Oyo State.
  • The subject property is in a strategic area, with easy access to basic amenities, schools, churches, banks, government parastatal), sport facilities, and lots of recreational spots.
  • The redevelopment seeks to create a modern residential estate for sale/long term lease.
Property 4 - Jericho GRA Property Redevelopment:
  • Current Use: Residential
  • Location: Jericho GRA, Ibadan
  • The fourth property redevelopment is for two neighboring sites with a combined land area of about 11,000sqm within the residential neighborhood of Jericho GRA, Ibadan.
  • The notable landmarks in proximity to the subject properties include Jericho Mall, Golden Tulip, Bayse One Place, Lead British International School, Adron Court, Waniq Centre, and Rendezvous Hotel. The property is easily accessible from Eleyele Road/Dugbe Road/ Mokola Road Ibadan.
  • The development seeks to create modern residential apartments for sale/long term lease.
Property 5 - Bodija Property Redevelopment:
  • Current Use: Residential
  • Location: Bodija, Ibadan
  • The fifth property redevelopment is on a landed area of about 3,500sqm within the residential neighborhood of Bodija,Bodija, Ibadan
  • The property affords easy access to some regional motor way networks with approximately1.5km from Oyo State secretariat, 5.6km from Iwo Road, 3.5km from university of Ibadan, 3.2km from the polytechnic of Ibadan and several recreation centres.
  • The development seeks to create modern residential apartments for sale/long term lease.
Property 6 - Ring Road Property Redevelopment:
  • Current Use, Residential
  • Location: Oluyole Extension, Ring Road, Ibadan
  • The sixth property redevelopment is within the residential neighborhood of Oluyole Extension, Ring Road, Ibadan with an approximate land size of 1,200sqm.
  • The property is in proximity to major attractions, education, residential area, and businesses. It falls within the local government of the Oluyole Industrial area, MOOR plantation, IAR & T, Oyo state Agricultural development Agency (OYSADEP) and National Cereal Research Institute, and the highly developed area of Ring Road.
  • The development seeks to create modern residential apartments for sale/long term lease.
Property 7 - Apata Property Redevelopment:
  • Current Use: Residential
  • Location: Apata, Ibadan
  • The seventh property redevelopment is within the residential neighborhood of Apata, Ibadan with a land size approximately 5,200sqm.
  • The property affords easy access to some regional motorway networks with approximately 72km from Abeokuta, 4.9km from Oluyole industrial estate, 8.1km from challenge, Ring Road, 1.0km IAR & T, 22km from Ibadan Airport, 24km from Ibadan train station and 15km from Iwo Road.
  • The development seeks to create modern residential apartments for sale/long term lease.
Property 8 - Ikeja GRA Property Redevelopment:
  • Current Use: Residential
  • Location: Ikeja GRA, Ikeja, Lagos State
  • The eighth property redevelopment is for two (2) neighboring properties with a combined land size of approximately 7,000sqm in the residential neighborhood of Ikeja GRA, Lagos.
  • The subject properties are both located in a strategic area with easy access to basic amenities, schools, churches, banks, government parastatal), sport facilities, and lots of recreational spots.
  • The redevelopment seeks to create a modern residential estate for sale/long term lease.
Application Closing Date
30th Monday, 2022.

Submission of Documents

This should be delivered into the Bid Box at the Office of the Group Managing Director/CEO on:
Floor 23, Cocoa House,
Dugbe, Ibadan,
Oyo State.

N/B:
An electronic copy of their submission on a flash drive should also be included in the sealed envelope alongside the hard copy.

General Instructions
  • The following documents should be enclosed in the sealed EOI envelope for consideration:
  • Detailed Company Profile with registered address, functional email, telephone numbers and point of contact for the organization,
  • CAC Certificate of Incorporation including form CAC7 and CAC2,
  • Submit evidence of payment of tax for the last three years,
  • List of Key Personnel & Resources,
  • List of relevant redevelopment projects undertaken with contact telephone number (s) and email(s).
  • Credible evidence of funds or ability to raise finance.

  • Please note that all submissions made are confidential and primarily meant for a pre-qualification stage for the selection of bona-fide developers towards the Request for Proposals.
  • The selection criteria would be based strictly on Evidence of Financial capability and credible track record of efficient development finance raise, Relevant Development Experience, Key Resource Persons, Company's Project Management expertise and Registration with relevant Government & Professional agencies.
